Buying and Selling a Home in The Villages, FL

The 55+ active-adult community with three town squares, golf carts and villas through premier homes.

Living in The Villages

The Villages, FL is a 55+ active-adult community that stretches across Lake, Sumter and Marion counties. If you're looking at homes in The Villages, you're really choosing two things at once: a house, and the part of the community it sits in. The neighborhoods here feel different from one section to the next, and that difference shows up in price, in the bond, and in how you'll spend your days.

Life here runs on golf carts. Many residents use one instead of a second car, and golf-cart access to a town square, a recreation center or shopping is one of the biggest things that moves a home's value. There are three town squares, Spanish Springs, Lake Sumter Landing and Brownwood, plus dozens of golf courses and more than 100 recreation centers.

The community is built for joining in. The recreation system is set up so you can find a club, a golf group or a hobby from your first week. We tell every buyer the same thing: join something before you think you're ready.

How We Serve The Villages

The Villages has been the center of Lili Whittington's business since 2016. The Lili Whittington Group, with Soundings LLC, works here every day, and inside the community our specialty is premier and luxury homes, though we sell every type of home here.

Most people we help here are in one of two spots. Some already own in The Villages and are ready to move on: back home to family, to less house, or because life changed. Others are moving in, often while selling a house in another state. Lili handles both, and for a relocation she runs the sale up north and the purchase here so the dates line up.

What makes this market different is the paperwork nobody explains. A Villages home can carry a bond, an amenity fee, and district assessments on top of the price. We put all of it on one page before you make an offer or set a price, in English or Spanish, so there are no surprises at closing.

The Villages Neighborhoods and Sections

You'll hear locals describe homes as "north of 466" or "south of 466A." It's shorthand for the older and the newer parts of the community, and it's the first thing to understand about The Villages neighborhoods.

The historic side, around Spanish Springs. These are the older sections, with mature landscaping and homes within reach of the original town square. Some of these homes may have a bond that's paid down or paid off, which can change the real monthly cost more than the price alone suggests.

Near Lake Sumter Landing. A central location with steady resale demand. Buyers who want to be in the middle of things, without the newest-construction price, often end up here.

The southern villages, near Brownwood. Newer construction and larger floor plans. If you're weighing a brand-new home against a resale, read our new construction vs. resale comparison first. A newer home comes with a builder warranty and your choice of finishes, but a longer timeline and usually more bond still owed.

Inside every section, it's the specific street that matters: how far to the nearest recreation center, how the golf-cart path runs, how busy the road is. We tour at golf-cart speed, not only by car, because that's how you'll actually live there.

Home Types and What They Cost to Own

Homes in The Villages range from roughly $205,000 to $1.2 million across the types we sell. Each one solves a different problem:

  • Patio and courtyard villas. Attached or compact homes with the lowest price and the least exterior upkeep.
  • Cottage and ranch homes. Mid-range single-family homes.
  • Designer homes. The popular step up: more space and more finish options.
  • Premier homes. The top tier, with the largest lots and the highest-end finishes.

The price is only part of what you'll pay. Plan for these too:

  • The bond. A separate charge that paid for the roads, utilities and recreation centers when a section was built. It isn't part of the sale price. On some homes it's paid off, on others it's still owed. Always ask: is the bond paid?
  • The amenity fee. A monthly charge that covers the recreation centers, pools and more. It's ongoing, not one-time.
  • CDD assessments. A CDD (Community Development District) is the local district that manages some infrastructure and maintenance charges.
  • Property taxes and homestead. If the home becomes your primary residence, Florida's homestead exemption can lower your tax bill. File for it after closing.
  • Homeowners insurance. It varies more than people expect, and the age of the roof and A/C affects it. Get a quote before you fall in love with a house.

Selling? Those same numbers shape what a buyer will pay for your home. A paid-down bond is a selling point, and we make sure buyers see it. Start with what your Villages home is worth.

Selling Your Home in The Villages

A resale here competes with new construction, so the listing has to show a buyer why this home, on this street, beats building. When you sell your home in The Villages with us, it's marketed like its own brand: professional video, its own property website, targeted ads in English and Spanish, and a first look for our 450+ past clients before the wider market sees it.

Many of our sellers are also moving to something smaller or closer to family. If that's you, our downsizing and 55+ and senior moves pages walk through timing the sale with your next home.

Moving to The Villages

If you've been on Zillow every night for a year and still don't know which village you'd want, you're not alone. We start with how you want to live: golf, grandkids visiting for the winter, a quiet street, or five minutes from a town square. That decides the village, and then we look at homes.

Coming from out of state, you can start with virtual tours and digital signing, narrow your list, and use your trip down to see three to six homes properly instead of twenty in a blur. See our guide to relocating to The Villages, or talk to Lili about your timeline.
