The method
How We Sell a Home: You Don't List It. You Launch It.
Most homes get listed and left. Yours gets positioned, presented and launched: pricing with judgment, video and a property website, bilingual ads, a first look for 450+ past clients.
The Short Version
Here's how most homes get sold: a price pulled from recent sales, some photos, a sign in the yard, a lockbox on the door, and a listing on the MLS. Then everyone waits. When the phone doesn't ring, the answer is a price cut.
We don't sell homes that way, because in The Villages and the towns around it, waiting is expensive. Your home is competing with a builder a few miles away and with every other listing a buyer scrolled past last night. So every home we sell goes through four steps, and each one is an argument for why a buyer should choose yours:
- Equity. Where your home stands, and the price that puts you in control.
- Presentation. The story buyers see before they ever walk in.
- Impact. Putting that story in front of the right people, instead of hoping they find it.
- Campaign. A launch with a plan for every call, every showing and every offer.
Lili Whittington runs every step herself. More than 450 homes sold, more than 20 years in Florida real estate, in English or Spanish. Here's what happens at each step.
Equity: Your Price Is a Position, Not a Guess
Most pricing conversations start and end with a list of recent sales. That's where ours starts. It isn't where it ends.
A price does three jobs at once. It tells the data, the online searches and the filters buyers set, where your home belongs. It sets the ground for negotiation, before any buyer has made an offer. And it plants a first impression in a buyer's mind: a bargain, fair, or wishful thinking. Get it right and your home leads the market. Get it wrong and you spend weeks reacting to it.
In our market, the right price depends on things an online estimate can't see:
- The bond. In The Villages, a paid-down or paid-off bond lowers a buyer's real monthly cost. That's worth money, and it should show up in the price and the marketing.
- Where your home sits. North of 466 or south of 466A, golf-cart distance to a town square, a fairway view, a quiet street. Outside The Villages: lake frontage, acreage, a gated community's fees.
- What a buyer will spend next. Roof and A/C age change what a buyer's insurance will cost, and buyers know it.
- What you're really competing with. Including the new construction your buyer toured that same week.
You'll see every sale we compared and every adjustment we made, in plain English, before you decide anything. The first two weeks a home is live bring the most attention it will ever get. The price has to be right on day one, because that's the week that counts. Start with what your home is worth.
How We Sell a Home: You Don't List It. You Launch It.
Presentation: Buyers Decide on a Phone Screen First
Your home will be judged on a phone screen before anyone drives over. Buyers don't buy square footage. They buy a picture of their next chapter: morning coffee on the lanai, grandkids in the pool, a golf cart in the garage and five minutes to the square. Whoever tells that story controls how the home is valued.
Before anything goes public, we decide the story and build everything around it:
- Getting the house ready. We walk it with you and point out what buyers and inspectors notice: working smoke detectors, a recent A/C service, no dripping faucets or torn screens. We'll also tell you what isn't worth doing.
- Professional video. A walk-through that shows how the home lives, not only how it looks.
- A dedicated property website. One link with the video, the photos, the details and the answers buyers always ask about: bond status, fees, roof and A/C age. That link is easy to share with a spouse, the kids and a lender.
- Copy in plain English, and in Spanish. No "hidden gem," no "won't last long." Specific, true details a buyer can picture.
A patio villa, a premier home and ten acres of horse property get different stories, because they sell to different buyers. What they have in common is that the story is decided on purpose, before the first showing.
Impact: We Go Find the Buyer
This is where we're different. Listing on the MLS reaches buyers who are already searching, with the same filters, at the same time as every other listing. That's necessary. It isn't enough.
Many buyers for a home here aren't searching yet in the way the MLS expects. They're relocating from another state, deciding between The Villages and a town next door, or scrolling their phone at night after months of "someday." So we go to them:
- Targeted paid social ads, in English and in Spanish. Your home is put in front of the people most likely to want it, in the language they're most comfortable reading.
- A first look for our 450+ past clients. Before the wider market sees your home, the people who already trust us see it first, and they share it with friends, family and neighbors.
- Real-time tracking of buyer response. We watch what gets clicks, calls and showing requests, and move the ad budget to what's working.
- Every lead followed up. A buyer who watches the video and asks a question hears back, instead of becoming a missed call.

Campaign: A Launch, Not a Listing
Most listings go live and wait. Ours launch, with a plan for what happens before, during and after:
- Before launch. The past-client first look goes out, the video and property website are ready, and showings are planned around your schedule.
- Launch week. The listing, the website and the ads go live together, so the attention lands in the same window. That first stretch matters more than any other.
- After launch. You get regular updates on what buyers are doing: views, questions, showings and feedback. You shouldn't have to chase your agent for news.
- Offers. We negotiate on more than price: closing date, repairs, contingencies and timing that fits your next move. If you're buying elsewhere, we plan both sides together.
- To closing, and after. Lili is there through inspections, the appraisal and the closing table. You won't be handed off to a rotating team.
A sale is rarely only a sale. Most of our sellers are moving closer to family, moving to less house, or starting a new chapter they didn't plan. "We moved before our home sold and felt completely comfortable leaving everything in Lili's hands," one seller wrote. That's the goal: step by step, with no surprises. If you're moving to something smaller, see downsizing. Ready to start? Tell Lili about your home.
