Sell Smart, Retire Well
Lili Whittington's guide to selling your home, protecting your equity, and moving into your next chapter with confidence.
Who This Guide Is For
This home seller guide is for you if you're thinking about selling, and want to protect your equity and move confidently into your next chapter. Most sellers think about it for a while before they call anyone, often with more than one reason behind the move. This guide helps you get clear on those reasons, choose the right agent, and get the house ready, so the sale works for you.
Selling Smart, Step by Step
1. Get clear on your goals and priorities. Write down why you're selling and what matters most: price, timing, or ease. Ask how much you want to net, and how soon you need the funds. Couples often have different motivations, so talk it through together. Your agent's marketing and negotiation strategy should be built on your answers.
2. Choose a smart listing agent. Look at credentials, experience, reputation, their team and the outside resources they bring. Ask: Specifically, what will you do to market this property? How will you engage my neighborhood? How will we stay in touch during negotiations?
3. Expect marketing that reaches today's buyers. Buyers start searching online months before they're ready. Traditional "list it and wait" marketing doesn't reach as many qualified buyers, and that can cost you time, price and terms.
4. Expect real communication. You should hear what's happening with the marketing, what buyers are saying, and how the market affects your price, without chasing your agent.
5. Negotiate for a true win. Good negotiation isn't about beating the other side. It's about everyone getting what they really need, which is how you get the best price and terms in the shortest time. Your job is to be clear about your priorities.
6. Get your home ready. Clear closets and counters so buyers can picture their own life there. Then prepare for inspection: double-strapped water heater, working smoke and carbon monoxide detectors, fresh A/C filters and recent HVAC service, doors and sliders that glide, no leaky faucets or slow drains, no torn screens or burnt-out bulbs, blinds that work.
Mistakes to Avoid
- Picking the agent who quotes the highest price. If three agents say your home is overpriced and one says "no problem," that fourth agent will cost you months.
- Hiring an agent who disappears. Make sure communication is agreed from the first meeting.
- Listing before you're clear on your goals. Your strategy depends on them.
- Skipping the small fixes. Inspectors and buyers notice them, and they're usually cheap to solve before listing.
