What Your Villages Home Is Worth

What your home is worth, from someone who knows your bond, your street and your upgrades.

Why the Online Number Is All Over the Place

If you've asked what is my home worth in The Villages and gotten three different answers from three websites, there's a reason. Automated estimates work from public records and nearby sales. They can't see what makes a Villages home different from the one next door.

They don't know whether your bond is paid off. They don't know your home backs up to a fairway, or that the golf-cart path to the town square starts at the end of your street. They don't know you replaced the roof and the A/C last year. Every one of those changes what a buyer will pay.

A home value from Lili Whittington comes from more than 20 years of pricing homes in Florida and more than 450 homes sold. It's a number you can plan a move around.

What Goes Into Your Number

When we price a home here, we look at the things buyers actually weigh:

  • Recent sales of truly similar homes. Same home type, similar section, similar condition. A villa isn't compared with a designer home.
  • The bond. A home with the bond paid off costs a buyer less each month, and that's worth money.
  • Location inside the community. North of 466 or south of 466A, distance to a town square, golf-cart access, the street itself.
  • Condition and updates. Roof and A/C age matter twice: to the buyer and to the buyer's insurance quote.
  • What's competing with you right now. Including the new construction a buyer toured that same week.

Then we walk you through it in plain English. You'll see which homes we compared, why, and what would move the number up or down.

What You Get, With No Obligation

Ask for your home value and you'll get a clear price range, the sales behind it, and a straight answer about timing. If you're not ready to sell, that's fine. Many of our sellers were "about to list" for a year before they called. Knowing the number helps you plan either way.

If you are getting close, we'll also tell you what's worth fixing before you list and what isn't. Some updates pay for themselves, others don't, and the difference depends on your home type and your section.

The number is the start of the conversation. How we'd market the home to get it is on selling your home in The Villages, and how we set a price is on our pricing step.

Moving After You Sell?

For most of our sellers, the value of this home decides the next one. If you're moving to less house, see downsizing. If you're going back home to family in another state, Lili can help time the sale with your purchase. Read selling here and buying there for how we coordinate both sides.

Frequently Asked Questions

Why is my Zestimate different from what an agent says?

Online estimates can't see your bond status, your exact location inside The Villages, or your updates. Those can move a Villages price more than square footage does.

Does a paid-off bond increase my home's value?

It lowers a buyer's ongoing cost, which makes the home more attractive and is worth pointing out in the price and the marketing.

Do I have to list my home if I ask for a value?

No. There's no obligation. Many sellers ask a year before they're ready, so they can plan.

Should I update my home before selling?

Sometimes. We'll tell you which updates are likely to pay for themselves in your section and which aren't worth it.
