Sell Up North, Buy in The Villages, With One Agent

One agent for both sides: the sale up north and the purchase here, timed together.

Two Closings, Two States, One Plan

If you need to sell your home and buy in The Villages at the same time, you already know the worry: what if one closes and the other doesn't? What if you're paying for two houses for months, or stuck with nowhere to land?

"The sale up north and the purchase down here would line up cleanly." That's what our relocating clients tell us they want, and it's what this service is built for. Lili Whittington handles your move as one move. She plans the sale of your current home and the purchase here together, so the timing works and nobody is guessing at dates.

Lili has more than 20 years in Florida real estate, has worked in The Villages since 2016, and has sold more than 450 homes. She runs the whole thing herself, in English or Spanish.

How the Timing Works

Every relocation comes down to one decision: sell first, buy first, or line them up for the same week. Each has trade-offs, and the right answer depends on your money and your nerves more than on the market.

  • Sell first. You know exactly what you have to spend, and your offer here is stronger. The trade-off is finding a place to stay if the timing doesn't meet.
  • Buy first. You have somewhere to land. The trade-off is carrying two homes for a while, unless you're paying cash or have the funds set aside.
  • Line them up. Closings scheduled close together so you move once. It takes the most coordination, and it's where one agent watching both sides earns their keep.

We'll sit down with your numbers and pick the approach before either house goes on the market. Many of our buyers here pay cash after selling a long-time home, and we plan for that too.

What We Handle on Each Side

On the sale: pricing, the marketing plan and the negotiation, coordinated so your sale closes when it needs to. One of our sellers put it well: "We moved before our home sold and felt completely comfortable leaving everything in Lili's hands."

On the purchase: matching you to a village by how you want to live, explaining the bond and the amenity fee in plain English, and building a short list you can tour in one trip. Virtual tours and digital signing let you narrow things down before you fly in.

In between: movers, utility transfers and mail forwarding on your checklist early, so the move doesn't sneak up on you. More on the buying side is in relocating to The Villages.

Who This Is For

This is for anyone selling a home in another state, or elsewhere in Florida, and buying here. It's also for Villages owners doing the reverse: selling here to move back home to family. If that's you, we price and market your home here, and help you plan the timing of your purchase there. Start with what your home here is worth.

Moving Into the Areas We Serve

Most of our relocating clients land in The Villages, and some choose a town nearby for more land or no amenity fee:

Tell Lili about your move, and she'll lay out a plan for both sides.

Frequently Asked Questions

Can one agent handle selling my home in another state and buying in The Villages?

Lili coordinates both sides of your move as one plan, so the sale and the purchase are timed together and you're not paying for two homes or guessing at dates.

Should I sell first or buy first?

It depends on your finances and how much uncertainty you're comfortable with. Selling first gives you a clear budget and a stronger offer. Buying first gives you somewhere to land. We'll help you decide before either home is listed.

Can I buy in The Villages without flying down several times?

Yes. Virtual tours and digital signing let you narrow your list remotely, then use one trip to see a short list in person.
