Selling an Inherited Home

Selling a home you inherited, coordinated with the attorney and the court or trust timeline.

When a Parent's Home Becomes Your Job

Many families end up needing to sell an inherited home in The Villages while living somewhere else. A parent passes, the house is full of their things, and you're the one named to handle it, often from hundreds of miles away and while you're still grieving.

We help families through this regularly. Lili Whittington has sold more than 450 homes in more than 20 years, holds the Seniors Real Estate Specialist designation, and brings a life-coaching background to conversations that are about much more than a house. We'll take this step by step, with no surprises, and handle as much of it locally as you need.

Probate, Trusts and Who Can Sign

The first question in any inherited sale is who has the legal authority to sell. The answer depends on how the home was held:

  • In a trust. The trustee can usually sell under the terms of the trust.
  • Through probate. A court process names a personal representative, who then handles the sale, sometimes with court approval.
  • Other arrangements. Joint ownership or other documents can change the picture.

We're not attorneys, and this part belongs with yours. Our job is to coordinate with the attorney on timing and paperwork, so the home is ready to list the moment the authority is in place, and nothing stalls at closing.

Getting the House Ready From a Distance

An inherited home often needs more than cleaning. There may be a lifetime of belongings, deferred repairs, and questions nobody can answer anymore, like how old the roof is or whether the bond was paid off.

  • We walk the property for you and send photos and video, so you see what we see.
  • We tell you what's worth doing. Some repairs pay for themselves, and many don't. We'll be clear about which is which.
  • We help you plan the contents and the order of things, so the house isn't listed before it's ready.
  • We check the Villages specifics. Bond status, the amenity fee and any assessments all affect price and buyer questions.

Selling It Well

Once the home is ready, it gets the same marketing as any of our listings: professional video, its own property website, bilingual ads and a first look for our 450+ past clients. We price it with judgment, and when there are several heirs, we can keep everyone updated at once so decisions don't get stuck. See how we sell a home and what the home may be worth.

Frequently Asked Questions

Can I sell an inherited home before probate is finished?

It depends on how the home was held and what the court or trust allows. Your attorney will confirm who can sign and when. We coordinate so the home is ready to list as soon as that's settled.

Do I need to be in Florida to sell my parent's home?

No. We walk the property for you, send photos and video, and coordinate repairs, contents and showings locally. Much of the paperwork can be signed remotely.

Should we fix up an inherited home before selling?

Only where it pays. We'll tell you which repairs are likely to return more than they cost and which aren't worth doing.
