New Construction vs. Resale in The Villages

A side-by-side look at new and resale, including how a paid-down bond changes the math.

The Question Every Buyer Asks

New construction vs. resale in The Villages is one of the first questions every buyer runs into. The model homes look perfect, and "nobody wants a resale when they can buy new" is something we hear often. Sometimes new is the right call. Often it isn't. The answer depends on the numbers and on where you want to live.

Lili Whittington sells both, and she'll show you the trade-offs side by side. With more than 20 years in Florida real estate and more than 450 homes sold, she has no reason to steer you one way.

What New Construction Gives You

  • A builder warranty on a home no one has lived in.
  • Your choice of finishes, within the builder's options.
  • Newer systems. A new roof and A/C can help with insurance costs.
  • The newest sections, mostly south of 466A toward Brownwood.

The trade-offs: a longer timeline before you can move in, less choice of location, and usually a bond that's still owed in full.

What Resale Gives You

  • You see exactly what you're buying: the lot, the view, the neighbors' yards, the light.
  • Faster moves. Often weeks instead of a build schedule.
  • Established locations, including the older sections around Spanish Springs with mature landscaping.
  • A bond that may be paid down or paid off, which can lower your real monthly cost.

The trade-offs: older systems, finishes someone else chose, and a need for a thorough inspection. Ask specifically about the age of the roof and A/C.

Running the Real Numbers

Comparing sticker prices misses most of the story. For each home we compare the purchase price, the bond still owed, the monthly amenity fee, estimated taxes after homestead, an insurance quote, and the cost of any updates you'd make. Put side by side, a resale with its bond paid off can cost less over time than a new home with a lower price.

Then there's the part numbers don't show: location. A resale close to the square you love may be worth more to you than a new home you'd need a car to leave. More on locations is on our Villages page, and we compare specific homes on new vs. resale in The Villages.
