Relocating to The Villages
Your move to The Villages planned from start to finish, including virtual tours before you fly in.
Moving Here Without the Guesswork
If you're relocating to The Villages, FL, you've probably done a lot of homework already. Months of Zillow at night, YouTube videos, maybe a long weekend visit that left you more confused than when you arrived. That's normal. The Villages is big, and from a distance every village looks the same.
We make the move make sense. Lili Whittington has helped buyers relocate to The Villages since 2016, from cold-weather states and from across Florida, in English or Spanish. She's sold more than 450 homes in more than 20 years, and she can run both sides of your move: selling your current home and buying here.
Choosing Your Village From a Distance
"We would know exactly which village fits how we want to live." That's the goal of our first conversation. We ask about your days, not only your budget:
- How active do you want to be, and doing what?
- Who's coming with you, and who will visit?
- Near a town square, or a quieter street?
- What does low-maintenance mean to you?
- Any mobility considerations, now or later?
Then we explain the lay of the land. "North of 466" means the older sections around Spanish Springs. "South of 466A" means the newer ones toward Brownwood. Lake Sumter Landing sits in the middle. Each has trade-offs in price, bond and pace. More detail is on our Villages page.
Touring Smart, Then Flying In
You don't have to fly down five times. We start with virtual tours and digital document signing, so you can narrow your list from home. Then you use one well-planned trip to see a short list of three to six homes in person.
When you're here, we tour at golf-cart speed, not only by car. Golf-cart access to a square, a recreation center or shopping is one of the biggest things that shapes daily life here, and you can't feel it from a video.
Timing the Move
Most relocations include a sale somewhere else. The hardest part is timing two closings so you're never without a place to land, and never paying for two homes longer than you have to. Lili plans that as one move. See selling up north and buying here.
After closing, file for your homestead exemption if this is your primary residence, and plan movers, utility transfers and mail forwarding early.
Your First 90 Days
The house is only half the move. The life that goes with it is the other half, and it's the part people worry about most. "What if we hate it after we move?" is a question almost every buyer asks us, quietly.
Making friends here takes structure, not luck. The recreation system exists for exactly this, so join a club before you think you're ready. Know where the nearest hospital and your specialists are before you need them. And give yourself real time to adjust. Missing home is normal, and it passes. We're glad to point you to the right club or group.
