The Villages Buyer Book

A start-to-finish guide to buying your home in The Villages, FL, from the questions to answer before you tour to your first 90 days.

Who This Guide Is For

Hi, I'm Lili Whittington. Freedom brought me to real estate. You are why I stay.

This Villages buyer guide is for you if you're somewhere between "we're thinking about it" and "we're ready to start looking." Both are the right place to be. It covers the questions to answer before you tour a single home, the local terms nobody explains, and the step-by-step path from looking to closing day. Skim to the part you need now and come back to the rest as you go.

Buying in The Villages, Step by Step

1. Get financially ready before you shop. If you're financing, get pre-approved, not only pre-qualified. If you're paying cash, which is common here, have proof of funds ready and decide how much of your proceeds to keep liquid.

2. Budget beyond the price. Plan for the bond, a separate charge that funded roads, utilities and recreation centers and may be paid off or still owed; the monthly amenity fee; property taxes and the homestead exemption if this becomes your primary home; Florida homeowners insurance; and any HOA or CDD fees. A CDD, or Community Development District, is the local district that manages some of these charges.

3. Know your why and your must-haves. What's pulling you here? Who's coming with you, and who's visiting? How active do you want your days to be? What does low-maintenance mean to you? Any mobility considerations now or later?

4. Learn the home types. Patio or courtyard villas cost less and need little exterior upkeep. Cottage and ranch homes are mid-tier. Designer homes are the popular step up. Premier homes are the top tier. New construction gives you a warranty and your finishes but a longer wait; resale lets you see exactly what you're getting and often move faster.

5. Choose where to live. The three town squares are Spanish Springs, Lake Sumter Landing and Brownwood. "North of 466" means older sections, "south of 466A" newer ones. Golf-cart access to a square, recreation center and shopping is one of the biggest value drivers, so tour at golf-cart speed.

6. Build a short list and make a grounded offer. Three to six homes toured thoughtfully beats twenty in a blur. Your offer includes more than price: closing timeline, financing and contingencies all matter.

7. Inspect and use your due diligence. New or resale, always inspect. Ask about roof and A/C age, and review HOA or CDD documents before the inspection period ends.

8. Close, then settle in. File your homestead exemption, plan movers and utilities early, and join a club in your first 30 days.

Mistakes to Avoid

  • Falling in love before you know the full cost. The bond, amenity fee and insurance can change what a home really costs each month.
  • Not asking whether the bond is paid. Ask it about every home.
  • Touring twenty homes in a blur. Build a short list from your must-haves first.
  • Letting the due-diligence period pass by accident. It's your window to ask, request repairs, or walk away.
  • Waiting to make friends. Making friends here takes structure, not luck. Join a club before you think you're ready. It's normal to miss what you left behind, and it passes.
