International Buyers in The Villages

Buying in The Villages from outside the U.S., with a Certified International Property Specialist.

Buying in Florida From Another Country

International buyers in The Villages face everything a local buyer does, plus distance, time zones, currency and a system that works differently from home. It's very doable. It takes more planning, and an agent who has thought about the details before you have to.

Lili Whittington is a Certified International Property Specialist (CIPS), a designation focused on transactions that cross borders. She's bilingual in English and Spanish, has more than 20 years in Florida real estate, and has sold more than 450 homes.

What's Different for You

  • Financing. Lending can work differently if you aren't a U.S. resident, and many international buyers pay cash. We'll connect you with lenders who work with buyers in your situation.
  • Taxes and legal questions. Owning U.S. property can have tax effects both here and at home. These belong with a qualified tax advisor or attorney, and we'll help you find one early.
  • Moving money. Plan how and when funds will be transferred well before closing.
  • Signing from a distance. Much of the paperwork can be handled digitally, and we'll plan what can't be.

We're not tax advisors or attorneys, and we'll tell you plainly when a question belongs with one.

How We Make Distance Work

We start with video calls to understand how you want to live, then virtual tours so you can narrow your list without a flight. When you do visit, we plan it so you see a short list of three to six homes properly.

We'll explain the costs that surprise newcomers: the bond, which may be paid off or still owed, the monthly amenity fee, property taxes and insurance. The Villages is also a 55+ community with age rules, so we'll confirm how they apply to your plans. See our Villages page for the lay of the land.
